    Cranberry Creek has especially beautiful homes and the natural location is beyond compare…
    But…
    The HOA is historically difficult to reason with and this has Caused a chasm in the trust/relationship of the community of owners and the HOA. Although owners would like to improve and update homes and property, the stale mindset and unwillingness to consider upgrades and fresh ideas (which owners are willing to pay for at no cost to the overall community!!) of the HOA has had a deteriorative impact on the eclectic apoeal of the community, which certainly proves that the HOA isn’t meeting the criteria if enhancing value and attractiveness of the community…
    Although there’s been a recent change in the Board members, there is a trend of replacing outgoing members with the same people who exited the position before, which is kind of like playing whack-a-mole (I don’t mean that in a physically violent way—rather that it’s like ‘getting them gone from one place, but they just pop back in somewhere else…’)
    Owners are hoping for improvement in the HOA.
    On THAT note: the maintenance (lawns, landscaping, general care of the grounds and limited amenities) had been terrible… hopefully—that, too, will improve.
    After all— this community isn’t a free ride or a low-end project—quite the opposite!! It’s a private, owner-paid higher cost community topping $400K for homes and with very few returns on amenities. The very least we are entitled to IS good maintenance for our money… or a more responsible HOA AND Maintenance Company (which we also PAY for.)
    Those considerations being addressed successfully will solidify Cranberry Creek as a premiere community with incomparable natural beauty, location and homes.
    So… let’s DO what needs to be done to accomplish that…

    + PROS: Beautiful location in the most spectacular spot in the State… luxurious, lovely homes,.
    - CONS: Poorly maintained lawns, landscaping and historically neglected amenities (although—since the change in the HOA, things are finally being cleaned up and repaired, much to the pleasure of the owners here!!)

    I usually don’t say much but I want to compliment the HOA as well as thanking my fellow Creekers who have spoken up for our community by saying what most of us thought but didn’t say ourselves. It has made a positive mark. Cranberry Creek is a lovely quiet community and it is perfectly located in such a beautiful area. The homes are especially nice. I am so glad there’s new people on the HOA and I also hope it makes for better relations and more open minds which was not so and kind of hurting everyone before. It seems people are doing nice things to their homes again and it’s encouraged by the new HOA by not refusing nice ideas that make our community look very nice and upscale. We are very happy and it certainly seems the opinions are all much more positive and merry now from all in our community. Thank you!

    + PROS: Such a nice location. Nice homes and lots of pleasant people.
    - CONS: Grounds could be better maintained for what we pay here
