The Golden “Tax” Years: Why Your NJ Property Bill is Climbing
(and How to Push Back)

NJ Tax burden crushing homeowners
Last Updated: April 17, 2026

We all know the feeling. You open that thin envelope from the tax assessor, and your heart sinks just a little. For New Jerseyans—especially those on a fixed income—the property tax bill has started to look less like a contribution to the community and more like a second mortgage.

It’s not just your imagination, either. According to the Tax Foundation‘s 2026 State Business Tax Climate Index, New Jersey continues to hold the unenviable title of #1 highest property taxes in the nation, with an effective tax rate often exceeding 2.2% of a home’s value.  To put that in perspective, while a homeowner in Hawaii might pay $1,080 on a $400,000 home, a New Jerseyan is often looking at a bill of $7,000 or more for the same property.

The "Perfect Storm" Behind the Hike

So, why is the Garden State so expensive? It’s a combination of factors hitting all at once. First, there’s the “Catch-Up” Effect. Assessments are finally reflecting the massive spike in home values we saw a few years ago. Even if your town kept the tax rate steady, your home’s value increased by 20%, and your bill followed suit.

Add to that the rising costs of local services—think teacher salaries, police pensions, and soaring health insurance premiums—and you have a recipe for the rising costs we see today. Because New Jersey relies so heavily on local property taxes to fund its hundreds of independent school districts, the burden falls squarely on the homeowner.

The Silver Lining: Relief Programs for Seniors

Because the burden is so high, New Jersey has rolled out aggressive relief programs to help seniors stay in their homes. For 2026, the state has simplified this process by combining the major programs into a single application.

One Stop PAS-1

1. The “Senior Freeze” (Property Tax Reimbursement)

This “freezes” your property taxes at the amount you paid in your first year of eligibility. The state sends you a check for the difference between your “base year” and the current year. For long-term residents, these checks can total thousands of dollars annually.

2. ANCHOR (Affordable NJ Communities for Homeowners and Renters)

This program provides direct relief to both homeowners and renters. In 2026, seniors often qualify for a higher tier of relief—up to $1,750 depending on your income level.

3. Stay NJ (The Newest Player)

The Stay NJ program is the newest effort to slash senior property taxes by up to 50%. Updated for 2026: income must be below $500k with a Max rebate of $6,500 (rebates are paid quarterly, similar to your property tax bill).

How to Apply: The "One Stop" Solution

For the 2026 season, the state uses the PAS-1 Form, a streamlined “one-stop shop” application for Seniors (65+) and those receiving Social Security Disability. This single form covers Stay NJ, ANCHOR, and Senior Freeze all at once.

Don't Leave Money on the Table

New Jersey might have the highest taxes in the country, but you don’t have to face them alone. By leveraging these state programs, you can keep more of your hard-earned savings where they belong: in your pocket.

There are other options, like appealing your taxes to the board. This is a more involved process and requires you to get a comparative market analysis, which we can help provide. Please contact us with any questions or concerns.
