This community offers new construction 1 and 2 bedrooms condominium homes well below $200k! Sale prices are based on purchaser’s income. Application to affordable housing is required…financing is also available.
The Cove does have a shared community room for parties and events. No other amenities are offered to help keep down costs of HOA fees and purchase price.

Nice little community. Keep in mind although price is low, you must provide washer and dryer, refrigerator, shower door (which I thought was ridiculous). Condo is completely basic with cheap carpet, very basic chandeliers, the ugliest green laminate counter top I’ve ever seen. So if you get in at 114,000.00 figure on another $40,000 – $50,000 in upgrades that you will never get back because you can only sell it at what you paid for it.
Thank you Donna for your honest answers. I so want to downsize, but some over 55 are so expensive. If I could afford $500,000, I could stay where I am and just survive. This place looks to be the best out there, even with the upgrade problems, which are so good to know.
Donna, you’re completely inaccurate. Cindy, I suggest you check out the model homes on Saturdays and Sundays when they are open from 1-4pm or reach out to the community salesperson. We already have 33 happy homeowners with 9 additional folks under contract. This is the best 55+ affordable community in Monmouth County.

After much research in PA and NJ, I find the Coves to be the best value for the money! Location, location, location is everything. The property is lovely and upgrades are optional.
